If you're shopping detached under $1.4M in 2025, the Oakville-versus-Burlington question decides almost everything else — your commute, your school catchment, your closing-cost math, and how much house you actually get.

Where Burlington wins

Aldershot, Roseland, and the Brant strip have GO-train access to Toronto in under an hour, walkable downtown amenities, and 25–35% cheaper per square foot than the equivalent Oakville pocket.

Where Oakville wins

School catchments. Abbey Park HS, Iroquois Ridge HS, and the OT secondary feeder schools drive a real, measurable price premium. If you have kids 8–14, it's hard to argue against it.

The honest answer

Under $1.2M in 2025, Burlington wins almost every time on raw value. Over $1.4M, Oakville wins on long-term hold. Between $1.2–1.4M is where it gets interesting — and where I spend most of my time with buyers.
